Am häufigsten sind das Fernseher (54 %), Waschmaschinen (46 %) und Kühlschränke (41 %): Geräte, die fast nie innerhalb eines einzigen Systems zusammenarbeiten. Mit Mehrzonen- und dynamischen Tarifen kommt die Preisarbitrage hinzu: die Batterie und das Elektroauto mit günstigem Strom laden (ab 0,07 PLN\u002FkWh im Wochenendangebot von Tauron\u003Csup>[10]\u003C\u002Fsup>) und die gespeicherte Energie am Abend nutzen, statt sie zum vollen Endkundenpreis von rund 1,04-1,10 PLN\u002FkWh brutto im Standardtarif G11 im Jahr 2026 aus dem Netz zu kaufen\u003Csup>[22]\u003C\u002Fsup>.\u003C\u002Fp>\n\u003Cp>Die Wirkung dieser Automatisierung ist messbar: Ein passend dimensionierter Speicher, der von einem solchen System gesteuert wird, hebt den Eigenverbrauch von rund 30 % auf 70-80 %\u003Csup>[2]\u003C\u002Fsup>, sodass der meiste Strom vom Dach im Haus bleibt, statt für fast nichts ins Netz zurückzufließen. Hinzu kommt, dass der polnische Staat das fördert. Der nationale Umweltfonds NFOŚiGW bereitet außerdem ein Förderprogramm für Heimspeicher vor, finanziert aus dem Modernisierungsfonds, mit einem Budget von bis zu 1 Milliarde PLN für 2026-2030: Zuschüsse von 800 PLN je 1 kWh Kapazität (bis zu 16.000 PLN je Speicher), die mindestens 62.500 Heimspeicher abdecken\u003Csup>[12]\u003C\u002Fsup>.\u003C\u002Fp>\n\u003C\u002Fdiv>\n\u003C\u002Fdiv>\n\u003Ch2 id=\"sicherheit-die-von-selbst-handelt\">\u003Ca href=\"#sicherheit-die-von-selbst-handelt\" class=\"anchor\">#\u003C\u002Fa> Sicherheit, die von selbst handelt\u003C\u002Fh2>\n\u003Cp>Unter den Investoren, die sich für ein Smart Home entschieden haben, stehen Sicherheitssysteme weit oben. Laut einer von PKO BP veröffentlichten Oferteo-Analyse\u003Csup>[15]\u003C\u002Fsup> installieren 58 % Alarmanlagen, 51 % Umweltsensoren, die Rauch, Gas, Kohlenmonoxid und Wasser erkennen, und 49 % Kameras. Das ist ein globaler Trend: Laut Prognosen von IDC\u003Csup>[16]\u003C\u002Fsup> ist die Überwachung und Sicherheit im Haus die am schnellsten wachsende Smart-Home-Kategorie, die bis 2028 voraussichtlich über ein Viertel der weltweit ausgelieferten Geräte ausmacht.\u003C\u002Fp>\n\u003Cp>Die Wirtschaftlichkeit der Sicherheit funktioniert anders als bei der Energie, ist aber genauso real. Ein Wassersensor in Verbindung mit einem automatischen Ventil sperrt das Wasser ab, bevor ein geplatzter Schlauch den Boden ruiniert. Ein Kohlenmonoxidmelder kann eine Lüftung und eine Benachrichtigung auslösen, nicht nur eine örtliche Sirene. Eine Anwesenheitssimulation (Licht und Jalousien folgen den alltäglichen Mustern) schreckt Einbrecher wirksamer ab als der Aufkleber einer Sicherheitsfirma.\u003C\u002Fp>\n\u003Cp>Die Integration ist die Voraussetzung. Eine Kamera mit eigener App, eine Alarmanlage mit einer zweiten und ein Wassersensor mit einer dritten ergeben nie ein Szenario, in dem die Raucherkennung die Jalousien hochfährt, alle Lichter einschaltet und den Fluchtweg freimacht.\u003C\u002Fp>\n\u003Ch2 id=\"immobilienwert-automatisierung-fliesst-in-die-bewertung-ein\">\u003Ca href=\"#immobilienwert-automatisierung-fliesst-in-die-bewertung-ein\" class=\"anchor\">#\u003C\u002Fa> Immobilienwert: Automatisierung fließt in die Bewertung ein\u003C\u002Fh2>\n\u003Cp>Der Immobilienmarkt preist die Automatisierung bereits ein, auch wenn das Angebot hinterherhinkt. Anzeigendaten von Otodom\u003Csup>[17]\u003C\u002Fsup> zeigen, dass nur 4 % der Verkaufsanzeigen intelligente Lösungen erwähnen. Die Nachfrageseite sieht völlig anders aus: 84,4 % der Polen glauben, dass ein Smart-Home-System den Marktwert einer Immobilie steigert (ThinkCo-Studie\u003Csup>[3]\u003C\u002Fsup>), und 60,4 % sind bereit, für ein solches Haus mehr zu zahlen (CBOS-Studie für Skanska\u003Csup>[17]\u003C\u002Fsup>).\u003C\u002Fp>\n\u003Cp>Dazu kommt der regulatorische Wendepunkt. Die EU-Richtlinie EPBD, ab dem 29. Mai 2026 verpflichtend umzusetzen, führt Energieausweise mit Klassen von A+ bis G ein\u003Csup>[18]\u003C\u002Fsup> und bis Ende 2029 die Pflicht, alle neuen Wohngebäude mit Solaranlagen auszustatten, als Schritt hin zum Standard des emissionsfreien Gebäudes\u003Csup>[19]\u003C\u002Fsup>. Gebäude ohne Automatisierung des Energiemanagements fallen in die niedrigsten Klassen, was sich unmittelbar im Verkaufspreis niederschlägt.\u003C\u002Fp>\n\u003Cp>Automatisierung ist nicht länger eine Komfortzugabe.
